We are seeking a Director of Construction who is responsible for all matters associated with building, maintaining and ongoing maintenance of all facilities covering over 300 retail locations, our Hamilton Call Centre and Corporate Head Office that fall within goeasy’s growing real estate portfolio. Responsible for site selection and construction project management for new and relocated retail outlets and other real estate holdings required (from time to time). 

Responsibilities:

  • Responsible for identifying new store and site opportunities and participating in negotiating agreements for the two retail brands – easyhome and easyfinancial,
  • Fully accountable for every new or renovation construction project
  •  Provide guidance to the Real Estate team regarding the status of negotiations with landlords, pending commitments, critical dates and timelines, condition of premises and Tenant Allowances
  • Advising the Executive Team of critical dates in advance in order to consider and plan required action i.e. early termination dates
  • Preparation of project packages for authorization by Senior Management
  • Ensure timely completion of agreements with landlords in order to ensure timely opening dates for the business units
  • Manage all matters associated with our facilities and respective landlords including dispute resolution, HVAC replacements and estoppels
  • Responsible for identifying, managing, and negotiating enterprise level national contracts related to facilities including, HVAC repair and maintenance, pest control, fire and safety, lighting and general repairs in all facilities of the Company.
  • Achieve cost efficiencies associated with repairing and maintaining all facilities while protecting the integrity of the premises, meeting health and safety requirements and meeting all lease obligations
  • Partnering with Accounts Payable on the payment of rent, annual common area adjustment payments, and ensuring timely collection of all Tenant Allowances
  • Oversee the Real Estate team including Construction Project Management, Facilities and Lease Administration Managers and ensure all work is completed accurately and in a timely fashion and at minimal cost
  • Responsible for preparation of budgets and monthly updates to the Executive Team
  • Responsible for supporting lease management; identifying and negotiating relocation sites for easyhome and easyfinancial as leases expire and maintaining visibility to how changes affect (un)profitability

Qualifications:

  • 5-10 years of experience in Retail/Corporate Construction Industry; experience in-house of a multi-site retailer or property management firm is considered desirable
  • Completion of a university degree is preferred
  • Expertise in facilities and property management;
  • Knowledge of leasing, site selection and negotiations
  • Strong ability to negotiate (verbal and written)
  • Business Acumen sufficient to manage internal stakeholder needs and translate it to external third-party management
